WHAT ARE THE MOVE IN COSTS?

Our typical move-in costs are as follows: 

  1. First month's rent (pro-rated through end of month)

  2. Applicable local taxes

  3. Security deposit (1x to 1.5x rent depending on credit) 

  4. One-time admin fee of $75


Utilities are split with the housemates (typically 4 or 5 are in each house) and we send a bill each month for your share.

WHAT ARE YOUR TYPICAL LEASE TERMS?

We prefer one year leases, but we also do six months leases. In some cases, we may be able to accommodate a shorter term.

HOW DOES THE APPLICATION PROCESS WORK?

The application fee is $38 and it's a simple process. The two things to have ready at the time of your application is a photo of your license (or other government-issued id) and proof of income documents. We perform a basic credit and criminal history check.

DO YOU ALLOW PETS?

We love our furry friends, but we unfortunately do not allow pets in most of our shared homes. We are working on offering more pet-friendly housing options, such as studios and 1-bed apartments.

CAN MY FRIEND AND I SHARE A ROOM?

Due to the nature of sharing a house, we can't allow more than one person per room. However, we do have studios and 1-bed apartments where sharing may be an option.

WHAT ARE YOUR TYPICAL HOUSE RULES?

We're all adults here and the expectation is that you're a clean and considerate housemate. We have quiet hours from 10pm to 8am.  No couples or overnight guests, except an occasional family member.  

WHAT FORMS OF PAYMENT DO YOU ACCEPT?

For our initial move-in costs, we accept Zelle, ACH transfers, or checks. After that, we'll set you up with Appfolio, a rent payment platform that allows you to pay rent via bank transfer (free) or credit cards (+ fee). Appfolio is easy to use and can help you build up your credit score with each payment.
