- prefer non-smokers, but if you smoke outside only and clean up often, then that's ok

Our minimum lease is 6 months, but rent goes up by $50/mo on any lease under 12 months.

- Security deposit = one month's rent
- Utilities are split among housemates
- No couples and no overnight guests except for family m
